Artificial Intelligence (AI) has come onto the scene and everyone is talking about what it can and can't do. For those who have spent any time exploring what is possible, you quickly will come to one conclusion. There are AI edits which looks completely fake and artificial. The other, which is rare, are the ones where you are constantly questioning "is that real or AI?" That is the quality that we strive to achieve when offering our services.
One other important thing to note is rules and regulations. If you are going to use AI to manipulate your photos, you need to disclose you are doing so. Some edits cannot be used at all. If you are unsure, please ask us and we will let you know what is and isn't possible. We are well aware of the NAR Code of Ethics (Article 12) and what must be included for you to remain in compliance and not receive a fine.

Virtual Staging - We are able to take a completely vacant property and add aesthetically pleasing furniture and décor that compliments the room(s) in question. EYECON Tours recommends using virtual staging in each of the main rooms of the property to give potential buyers an idea of the size of the rooms and its possibilities.
Virtual Staging can be used to boost the Pro HDR Photography and the movie/reel services we offer. For the still-shots of the MLS, we will provide both the vacant and virtually staged versions (labeled for compliance) so potential buyers can see the difference. As always, we will provide the super high resolution images for your own website or brokerage site and smaller versions which will be the highest resolution the MLS will accept.
If we are using Virtual Staging on a movie or reel, there are some important things to note. Because of the NAR Code of Ethics and the requirement to label virtually staged rooms, these should only be used for your personal website or for social media. We can animate virtually staged rooms for movies or reels, but it only looks good if there is no label on the picture to begin with, which would put you out of compliance. Sky Enhancement - From a photographer's stand-point, there is nothing worse than trying to photograph or video a property when there are gray skies or dark clouds present. Luckily, there is a fix for that and it is using AI to make a dark day seem sunny, even with realistic shadows being cast. Use the slider to see the "before" and "after" example:

Lawn Restoration - For those sellers who have natural grass yards, the goal is always to have the "perfect yard" with deep green grass, edged so that the sidewalk and walk-ways look clean and tidy. As we all know, maintaining a yard such as this requires a lot of work. Then, there are the seasons where green grass turns yellow to brown and goes into a dormant stage. What if there is damage to a part of the lawn or there are holes or patches where grass is not growing at all?
This is where AI comes into play to fix these problems. We have several techniques to correct all of these problems and make the pictures look their best. Use the slider to see the "before" and "after" example:

Twilight Conversions - There is just something about a property that has curb appeal, a well manicured yard, and incredible lighting that is shot at the "golden hour" right before it is completely dark. Using AI to achieve this is an option over using the more expensive "Onsite Twilight Photography" Add-On Service. We are able to bring out some of these key features to make the property "pop" and still keep it very realistic.
Please keep in mind that this Add-On Service cannot properly showcase a pool with special lighting, It cannot make an outdoor fire pit, fire features come to life or show other special lighting.
